Budget finalised, loan pre-approved — now stuck on which sector. Gurgaon mein property dekh raha hoon, especially around Sector 67. Sunder Homes ka ek project pasand aaya hai. Builder bol raha hai ki spot discount possible hai agar quick booking ho, but kitna realistic hai yeh? Log bolte hain Gurgaon mein negotiation karna bohot tough hai. Koi fixed percentage hota hai kya jo builders actually dete hain for a lump sum payment? Honestly, I'm not sure how to push for a good deal without looking desperate. Also, price correction zones ke baare mein kya views hain? Dwarka Expressway ke paas kuch areas hain jahan abhi bhi underpriced assets mil sakte hain, ya woh sab bas hype hai ab prices already high hain? Investors ke liye best entry point kahan hai to maximise deal value? Thoda confused hoon, ab samajh nahi aa raha.

Sahi kaha. Maine bhi ek project dekha tha Sector 67 mein, spot discount ka lure diya tha. End mein 1-2% se zyada nahi mila, woh bhi after so much haggling. Lump sum ka bolte hain but it rarely makes a huge difference
Bhai, spot discount toh bas naam ka hota hai. Builders usually inflated price pe hi bolte hain, phir discount deke original pe le aate hain. Gurgaon mein bohot mushkil hai asli deal nikalna.
