Spot discount on 3BHK in Sector 49 – is it real?

Does price negotiation actually work in Chandigarh? I'm looking at a 3BHK in Sector 49, quoted around ₹1.1Cr. Builder bol raha hai spot discount milega, but I'm not sure kitna realistic hai. Can we really knock off 5-10% in this market? Or is it just a few lakhs? Parents bol rahe hain ki bilkul try karo. Koi recent experience hai toh share karo please. How much did you manage to negotiate? Aur broker ke through better deal milti hai ya direct builder se? Confused hoon.
