Same boat here! I was looking at a project near Aavalahalli, builder quoted some 'festival discount' but it was barely 1% of the property value. My agent said 'sir, market mein yahi chalta hai'. So frustrating for first-time buyers like us.

U9, you hit the nail on the head. I almost fell for it. Was looking at a 2BHK in Agrahara Layout. The 'spot discount' looked good on paper. But when I checked the actual per sqft rate after all charges and compared it with another project nearby that had no 'discount', the 'discounted' one was still more expensive! Always check the final all-inclusive price, not just the discount.
Exactly! They show you a 'base price' of X, then add all these hidden charges, and then give a ₹50k discount. Net-net, you end up paying more than you expected. It's so misleading.
