Everyone glorifies new launches, but secondary market deals in Gurugram are where real value is. Spot discounts are just marketing fluff. You can't match resale negotiation power. Change my mind.

Brokers pe pura trust mat karo. Always cross-check documents yourself or hire a legal expert. RERA website pe project details, builder track record, aur approvals sab check karna essential hai. Resale mein title deed, occupancy certificate (OC), completion certificate (CC) yeh sab bohot important hain.
Yaar, I'm not so sure. My cousin got a decent deal with a 'spot discount' in a new launch near Badshahpur last year. Uska possession bhi time pe mil gaya. Secondary market mein sometimes units are old, ya phir renovations mein aur paisa lag jaata hai. Plus, builder se loan process bhi smooth ho jaata hai, resale mein thodi headache hoti hai.

But later found out the 'discount' was just on the basic sale price, and he ended up paying extra for floor rise, preferred location, and even a power backup installation charge that wasn't disclosed upfront. Builder marketing is very clever, they hide things in the fine print.

Totally agree. Maine ek project mein dekha, maintenance cost itna high tha ki dimaag kharab ho gaya.
