Spot discounts are mostly a hidden charges smokescreen
₹1.8 Cr for a 3BHK in Sushant Lok I from Anant Raj Group – that’s what I *thought* I paid for my flat. I just moved in last month, and honestly, everyone glorifies how much you can 'negotiate' in Gurgaon, but it's mostly a façade. My broker said I got a 'spot discount' of 2.5% on the base price. Sounded great, right? But then possession ke time, hidden charges like IFMS, club membership, 2 years ka maintenance advance, power backup installation... sab add ho gaya. Matlab, jo 'discount' mila, woh toh inhi mein adjust ho gaya. It's not a real discount, just a reshuffling of numbers. My true all-in cost was way higher. Should I have pushed harder on these 'extra' charges? Or are builders like Anant Raj just unshakeable? Change my mind – is true negotiation even possible here, ya bas illusion hai? Disagree?
