Spot discounts are the only real deals in Gurgaon

Budget finalised, loan pre-approved – now stuck on which sector. I'm looking at properties around DLF Phase 3, maybe a 3BHK. My budget is around ₹2.5 Cr. Builders like BPTP Ltd. are showing some projects but I'm really confused about pricing. Is it true builders don't negotiate much these days? I heard about 'spot discounts' but not sure if वो real hote hain ya bas marketing gimmick. Kya kisi ko pata hai how much discount can one realistically expect, especially on a 3BHK? Also, are there any specific areas in Gurgaon where prices are currently more negotiable, like thoda price correction chal raha ho? I want to make sure I'm getting actual value for money, not just paying a high premium.
