Spot discounts for new flats in Noida are mostly a sham, change my mind. Just got possession in Sector 115, Mudgal Homes se, last month. Builders pehle se hi MRP inflate kar dete hain, phir bolte hain 'spot discount'. Meri first-hand experience hai, secondary market mein real negotiation ka scope bahut zyada hai. Resale mein you can actually knock off 5-10% agar deal acchi ho. New projects mein toh bas thoda cosmetic adjustment hota hai, not real savings. Is it just me, ya aap log bhi agree karte ho? Disagree? Tell me why.

Totally agree with you, bhai! Builders ka yahi game hai. MRP pehle badha do, phir 'special offer' dikhao. My friend bought in Alpha II, Greater Noida, same story. Zero real discount. It's just a marketing gimmick to create urgency, nothing else.
