Visited Royal Green's project in Sector 35 Sohna last week. I work in real estate, but buying for myself is a different game. Builders always talk about 'spot discounts' but it feels like they just inflate the initial price to show a discount. They're pushing a 'limited time' offer now. I'm wondering if waiting for a price correction in Sohna makes more sense. Dwarka Expressway pe toh prices badh rahe hain, but Sohna mein lagta hai still potential for correction hai. Kya builders really give genuine spot discounts, or is it better to wait for market correction? What's the community's take on this? Should I jump on the 'spot discount' or wait it out for a better deal?

Honestly, I know someone who got a genuine spot discount on a ready-to-move project in Baharampur Naya last year. It was a smaller builder, not a big brand, and they needed to clear inventory. He saved a good 7-8 lakhs. So, it's not always a myth, but you need to be very careful and do your homework. Which project was it, OP?

But what about RERA? RERA mein jo price mention hota hai, kya usse bhi upar dikha ke discount dete hain? I thought RERA was supposed to bring transparency. This whole thing is so confusing for first-time buyers like us.
U4, RERA mein base price mention hota hai. Builders usually play with PLC (Preferential Location Charges), floor rise, and other charges. They might discount on base price or other charges, but the overall 'effective' price is what matters. Sometimes they just adjust the 'extras' to show a discount on the base.
Totally agree with OP. These 'spot discounts' feel like a marketing gimmick only. They hike the price first, then offer a discount, making you feel like you got a deal. I've seen this happen so many times in new projects near Airport Road. Sohna mein toh prices already high hain for what it offers.
Exactly! Last year, I was looking at a project in Sector 79, Gurgaon. They showed me a 'spot discount' of 5 lakhs, but my friend who bought a unit there 6 months prior got it for almost the same effective price without any 'discount'. It's all about creating urgency. Sohna mein bhi yahi chal raha hoga.
