Since moving to Eta I last month, I've noticed something. Builders like Dream Homes often push for spot discounts but then add PLC ya maintenance charges. But what about the projects where RERA registration is clear and they still offer discounts? Like in Alpha I Greater Noida, I saw a project offering 10% off on booking. Is that also a trick? Or is it because sales are slow?

Exactly! Main toh last year ek project dekh raha tha Greater Noida West mein. Builder ne bola spot discount Rs 500/sqft. Jab final calculations aaye, toh maintenance ka 2 saal ka advance, then club membership, then IFMS, aur upar se PLC toh tha hi. Total mila ke discount toh bas naam ka reh gaya. Be alert, yeh sab illusion hota hai!
Haan bhai, mereko bhi doubt hota hai. Dream Homes ka toh naam hi sunke dar lagta hai. Pata chala base price kam dikha ke, floor rise, view charges, parking sab jod ke wahi pahunch gaye. Yeh sab ekdum genuine nahi lagta, bas sales ka tareeka hai.
