Visited Salarpuria Sattva's project near Kumaraswamy Layout last weekend. They were pushing hard for spot bookings with some 'exclusive' discount. But I'm wondering, is that spot discount actually legit, or just marketing fluff? I'm currently in a 2BHK, thinking of upgrading to a 3BHK, so every lakh counts. Also, what about secondary market deals? Can you negotiate way more on resale properties compared to new ones in Bengaluru? And are those floor-rise premiums ever worth it for an investor? Keen to hear experiences from others.

Totally agree with you! Most builders inflate the base price first then give a 'discount'. Always check the per sqft rate for similar projects in the area, like in A
