Spot discounts are mostly a gimmick, yaar. They inflate the base price first, then give you a 'discount' that brings it back to their original target. Always check the per sqft rate against other projects in the area, not just the 'discounted' price.
Sahi pakde ho! Builders are smart, we need to be smarter. Even in Agrahara Layout, rates are sky-high with minimal negotiation.
This happened to my cousin! He was promised a good 'spot offer' on a villa in Aavalahalli, thinking he got a great deal. But later, he found out the base price was already higher than similar properties nearby. Plus, they added so many hidden charges for amenities and maintenance that the 'discount' vanished. It's a classic bait and switch, be very careful.
Totally agree bhai! I thought I'd get at least 5% off on a 1 Cr flat near Akshayanagar, but builders are so rigid. They just say 'market rate hai, demand high hai'. It's super frustrating for first-time buyers like us. Feels like the discount is just to get you in.
But why are they so unwilling to negotiate? Is it because the construction costs are genuinely high, or are they just playing hardball knowing people will still buy? What's the real reason behind this rigidity?
Exactly! Same experience with a project in Adigara Kallahalli. 1-2% is hardly anything, feels like an insult.
