SPR/Dwarka Exp buyers: Your builder stories?
Honestly, the hidden charges at possession are what scare me most about buying in Gurgaon. So fed up of renting, looking at DLF and Emaar projects on SPR and Dwarka Expressway. But construction quality and unexpected PLC/EDC charges are a big worry. Kisi ka experience hai with these builders? Did they spring big surprises at handover?

Actually, mera experience thoda different raha hai. Maine 2021 end mein Emaar MGF Emerald Hills mein liya tha, Dwarka Expressway ke paas. Possession time pe thode charges the like IFMS, but they were mentioned in the agreement, just not highlighted clearly. Market abhi gurgaon mein upar jaa raha hai, toh builders ko bhi jaldi delivery karni hai, maybe that helps. Construction quality was decent, not outstanding, but no major complaints. Just make sure to read every single clause in the builder-buyer agreement yourself or get a lawyer to do it.
Haan, rates toh sach mein badh gaye hain. Mera friend Airport Road pe dekh raha hai, Emaar ke hi ek project mein, they're quoting almost 1.5 Cr for a 2BHK. PLC aur EDC pe bhi bahut negotiation kar rahe hain, but builder toh hila hi nahi raha. Lagta hai unko pata hai demand bahut hai.
2021 end waale deals ab nahi milte. Ab toh rates sky high hain, aur builders ka attitude bhi badal gaya hai.
Emerald Hills mein kitna extra laga tha approx? Aur agreement mein 'not highlighted' ka kya matlab? Builder ne clear nahi bataya tha kya jab booking kar rahe the, ya humne hi miss kar diya?
Haan, RERA toh check kiya tha, but unmein bhi sab detail nahi hoti. Mera ek neighbour hai, unhone DLF Ultima mein book kiya tha Badshahpur ke paas, SPR pe. Unko almost 8-10 lakhs extra dene pade last minute for IFMS, club membership, aur phir electricity connection charges. Builder ne bola tha sab included hai, but handover ke time they showed some clauses. Bahut tension ho gayi thi unko, they almost backed out.
Sahi keh rahe ho. Mera bhi budget tight hai, yeh extra charges sunke darr lag raha hai. Builder ki baaton pe kaise trust karein phir?
OMG, 8-10 lakhs? That's a huge amount! Yeh IFMS aur club membership toh common hai, but electricity connection bhi? Aur kya-kya charges ho sakte hain jo hide karte hain, taaki hum pre-empt kar sakein?
DLF aur Emaar, dono bade players hain but hidden costs sabke hote hain. Especially on Dwarka Expressway, competition high hai, toh kuch na kuch surprise milega hi. RERA complaints check kiye kya? Sometimes they hide things in the fine print.
Totally agree, bhai. My friend got burnt by a builder on SPR for possession charges. Emaar ka toh suna hai they are better, but still... first-time buyer ke liye yeh sab stress hi hai.
