SPR upgrade: Is the price jump justified?

Two years ago I'd have laughed at these prices. Now I'm seriously eyeing SPR for a 3BHK upgrade from my current 2BHK. Builders like M3M and Emaar have projects. Are current prices justified ya overvalued hain? Already have a home loan, so ROI is key. What's day-to-day living like there? Will it see good appreciation in 3-5 saal?

Bhai, SPR ke prices toh aag laga rahe hain! M3M aur Emaar ne toh hadd kar di hai. Mujhe toh lagta hai overvalued hain, especially for a first-time buyer like me.

Dekho, justified ya overvalued, that's a tough one. For self-use, if you like the area and facilities, then maybe. But for pure ROI in 3-5 years, with current high prices, the growth might be slower. You have to weigh the premium
