SPR/Dwarka Exp projects: Infra delays are stressing me out

Budget finalised, loan pre-approved — now stuck on which sector. I'm looking for a 3BHK in Gurugram, budget around ₹1.5 Cr to ₹2 Cr. Everyone's pushing properties along SPR or Dwarka Expressway, saying Metro extension and Global City will bring huge appreciation. But honestly, Gurugram ke infra projects ka timeline kabhi time pe poora hota hai kya? I'm worried about getting stuck with a project for years waiting for connectivity. Mera friend ka project near SPR has been delayed for 2 years already, ab samajh nahi aa raha. Builders promise so much, but on ground reality kuch aur hoti hai. Is it still worth investing near these 'upcoming' infra projects, ya already price move ho chuka hai? Any real experiences with these Gurugram Metro or Global City timelines?
