Ghaziabad mein, Sri Sri Homz Independent Floors mein investment ka plan hai. Since it's completed, I'm checking the long-term potential. Has anyone bought or sold a unit there recently? Kya resale market active hai for these independent floors? I'm worried about liquidity after 5-7 years, especially with independent floors. Capital appreciation ka kya scene hai, launch se ab tak kitna price movement dekha hai? Investor vs end-user ratio bhi jaanna hai, kahin ghost society na ban jaye.

Exactly! I've seen similar projects near Abhay Khand. Independent floors ka liquidity issue real hai, especially with such a small number of units. Builders often overprice these because of the 'independent' tag. Capital appreciation bhi doubtful ho jaati hai when the buyer pool is so niche, and for a first-time buyer like me, that's a big risk.
U5 ki baat sahi hai. My cousin bought an independent floor in a similar small project in Afzalpur a few years back. Now wants to sell, but struggling badly. No buyers at a decent price. The maintenance is also a headache when there are so few residents to share the costs. For this price, you get better options in gated communities. Beware of these small, high-priced projects.
