7 years of renting, I'm finally done. Sri Sri Homz Ultra Luxury Floors looks good, but how's the actual daily living there? Is the floor plan practical, and what's the community vibe?

Yaar, this is the classic dilemma. You want something premium, but the risks for first-time buyers are too high. Sri Sri Homz looks good, the area might be decent, but the RERA absence is a deal-breaker for me, even if it's technically allowed. For such a huge amount, I'd rather go for a slightly less 'ultra' project but with full transparency and regulatory backing in a place like Alaknanda.
Considering the current market conditions in Delhi, especially for luxury properties, is ₹2.5 Cr – ₹5.3 Cr a fair price for a project with only 6 units and no RERA? I'm wondering about the resale value in the future if things go south. Is the 'ultra luxury' enough to justify the premium?
The biggest concern for me is the 'Rera Not Applicable' status. For a project with a price tag of up to ₹5.3 Cr, how can it not have RERA? This means no regulatory oversight, no clear timelines, no grievance redressal mechanism. This is a massive risk for any buyer, especially first-timers like us who are putting our life savings. Builders often exploit this loophole for projects with fewer units, but it doesn't make it safe.
Exactly! My uncle faced a nightmare with a non-RERA project in Anand Niketan. Builder just vanished for months, and they had no legal recourse. It was a small, high-end builder, but the lack of regulation made it a free-for-all. Always factor in the risk premium for such projects, even if they look good on the surface. That ₹2.5 Cr is just the starting point, imagine the mental stress later.
U8, you're right to be concerned. RERA typically applies to projects over 500 sq.m or with more than 8 units. Since Sri Sri Homz has only 6 units, it might genuinely fall outside RERA's purview. But this is exactly why due diligence is critical. Get all commitments in writing, especially possession date and penalty clauses.
I saw the brochure for Sri Sri Homz, the floor plans look spacious. But online photos can be misleading. Can anyone who has visited tell me if the actual layout is practical for a family? And what's the possession status? The official date is 2024-03-01, but sometimes builders delay.
Oh, 2024-03-01 possession is good! I'm really keen on the 'ultra luxury' aspect. But what about the community vibe? Is it a lively place or very quiet?
U5 ki baat sahi hai. I visited a similar project near Anand Vihar last year. Brochure mein sab bada lagta hai, but actually size bahut compact nikla, especially bedrooms. Always physically visit the site and check the actual dimensions with a measuring tape if possible. Also, talk to people who've moved into their other completed projects, if any. That gives a real picture of build quality and community.
Haan, possession date toh 1st March 2024 hi hai, officially. But since it's 'Rera Not Applicable', there's no official channel to track delays or file complaints if it gets pushed. That's a big red flag for me. The floor plans are okay, but I felt some rooms were a bit awkwardly shaped.
Sri Sri Homz Ultra Luxury Floors sounds great on paper, but ₹2.5 Cr – ₹5.3 Cr for 6 units? Bhai, this price range is giving me major anxiety as a first-time buyer. Are they really worth this much? I'm worried about overpaying for 'luxury' that might not even be practical for daily life.
Sahi keh rahe ho U1. Mera ek dost ne aise hi ek 'ultra luxury' project mein invest kiya tha, RERA nahi tha. Builder ne possession date kaafi baar extend ki aur amenities bhi promised nahi mili. End mein bahut compromise karna pada. Please be very careful with projects not under RERA, especially when the stakes are this high. Check builder's past projects thoroughly.
Totally agree! It's a huge investment. Plus, 'Rera Not Applicable' for such a high-value project makes me super nervous. What if there are issues later?
