SS Camasa: End-user experience is what I need
Budget finalised, loan pre-approved – now SS Camasa par अटक गया hoon. I work in real estate, so I know how brochures dikhate hain, but buying for myself is different. For ₹3.61 Cr, is SS Camasa genuinely a good place to live daily, ya bas paper pe acha hai? I’m looking at the end-user side, not just ROI. Amenities mein, swimming pool aur gym toh standard hain, but what about the less obvious ones? Does the clubhouse actually get used? Kya kids ke liye play areas maintain hote hain? Aur neighbourhood, how's the connectivity to good schools and daily markets from there? Off the record, what are the actual maintenance charges like? Any insider info would be super helpful. Thoda confused hoon, honestly.

Maintenance charges are a huge hidden cost, yaar! My cousin bought a flat near Airport Road (Gurgaon side) and they were quoted ₹3 per sqft initially, but now it's ₹5.50 per sqft and keeps increasing every year. For a 3.6 Cr property, even a small increase can pinch a lot. Builders often understate this to make the deal look sweeter. Kya yahan bhi aisa hi hoga? How much should we realistically expect for SS Camasa?
Toh current market mein is area ke liye kya chal raha hai maintenance charge ka rate for similar premium projects? Koi idea hai?
You hit the nail on the head! Maintenance is a big trap. I booked a flat in a project near Baharampur Naya a few years ago, and the builder promised 'nominal' charges. Now, with all the amenities and common area upkeep, it's almost ₹7000-8000 a month for a 2BHK, not including electricity backup. They charge for everything from security to lift maintenance, and these rates are rarely fixed long-term. Always factor in at least 15-20% more than what they quote for maintenance.
Connectivity to schools and daily markets is my main concern. How far is it from good schools like DPS or Pathways? Aur daily grocery ke liye kya options hain, any established markets nearby ya sab naye malls pe hi depend karna padega?
Honestly, I visited their site office last month. The plans for the clubhouse looked really impressive, not just basic stuff. They showed some specific areas for seniors and dedicated co-working spaces, which is a nice touch. For kids, they mentioned a dedicated creche and an indoor play zone apart from the outdoor ones. Might be worth checking out the details in person once.
₹3.61 Cr for a project delivering in 2031? Bhai, that's almost 8 years away! Market conditions change so fast in Gurgaon. Is this even a good deal anymore, considering the current high interest rates and inflation? And the RERA number GGM/881/613/2024/108 is for 2024, but possession so far off. I'm worried about my money getting stuck for so long. Kya guarantee hai ki time pe milega aur quality bhi compromise nahi hogi? Builders have a track record of delays, especially with such long timelines.
Haan, U7, RERA number active hai. Maine check kiya hai GGM/881/613/2024/108. But RERA also allows for extensions under certain conditions, so even with RERA, a 2031 possession date means there's a lot of room for delays. It doesn't fully guarantee on-time delivery for such a long period, just gives some legal recourse if it gets too bad.
RERA number toh theek hai, but is it active for this project on the RERA portal? Sometimes builders just flash a number.
Absolutely agree with you! 2031 is a lifetime in real estate. So much can happen. I saw similar projects near Badshahpur that promised 2028 possession, and now they're already behind schedule. For such a big investment, this long wait period is a huge red flag for me. The current market is so volatile, it's a big risk.
Bhai, your post is exactly what I'm feeling! SS Camasa bhi meri shortlist mein hai, and the price point is definitely making me think twice. On paper, it looks great, but for 3.6 Cr, I need to be absolutely sure about the daily living experience. Especially the amenities, are they just for show or actually usable? Totally confused like you.
