SS One: What's the real ROI for an NRI investor?

₹2.98 Cr for SS One feels steep, but I'm looking for long-term ROI from Dubai. What's the real capital appreciation forecast here? Heard about pre-launch prices... is there much upside left? Also, what's a realistic rental yield for an investor who can't manage it daily? Worried about investor-heavy projects too.
