St Patricks Bignonia Towers: resale potential pe doubt hai

Two years ago I'd have laughed at these prices, but ab Gurugram mein invest karna hi padega. Fed up of renting, apna kuch banana hai. I'm eyeing St Patricks Central Park Bignonia Towers. Builder ka project delivery track record kaisa hai, especially for timely possession? Also, resale market mein liquidity kitni hai? Agar 5-7 saal mein exit karna pade, toh kitni capital appreciation expect kar sakte hain? Yaar, koi actual buyer milta bhi hai wahan after a few years? Not sure if it's the right long-term play.
