Stamp duty calculations are a builder's hidden profit center.
Is stamp duty always calculated on the actual sale value or builder's 'declared' value? I'm looking at a Mangalya Buildtech 3BHK near Chamrawali Bodaki for ₹85L. I know builders hide costs, but registration ke time kitna extra daal dete hain? Any hidden surprises at possession? Am I missing something basic here?

The key takeaway is that builders will always try to maximize profit, and stamp duty is one area where they can manipulate figures. Always get everything in writing – the 'total consideration value' should include all charges, not just the base price. Don't rely on verbal assurances. If they ask for cash components outside the agreement, run. It's not worth the risk for future resale or legal issues. Better to pay slightly more to a transparent builder than get into this mess.
See, legally, stamp duty is on the actual transaction value or circle rate, whichever is higher. But builders often try to show a lower 'agreement to sell' value and take the rest in cash. This is risky for buyers too, because your official property value will be lower. Make sure your loan amount covers the full declared value. What's the per sqft rate they're quoting for that 3BHK?
They're quoting around ₹5500 per sqft. But then there are floor rise, PLC, maintenance advance, power backup, parking... the list just goes on. It's like they add everything except the kitchen sink to the final price! The 85L seems just a starting point.
Bhai, this is a real problem. I bought a flat in Ajayabpur last year, and the builder tried to inflate the 'fit-out' charges right before possession. They said stamp duty will be calculated on the agreement value, but then added 'miscellaneous charges' which effectively increased my base price. It's not just stamp duty, it's the whole package. Always ask for a clear breakup of all costs upfront, including IFMS, club membership, power backup, parking etc., in writing. Don't trust verbal promises.
Exactly! And what about the registration value vs. circle rate? Sometimes the circle rate is higher than what the builder declares. Does stamp duty apply to the higher of the two, or only what the builder declares?
Mangalya Buildtech? Be very cautious. Unka track record Chamrawali Bodaki mein utna accha nahi hai, especially with delivery timelines. Always check their RERA status and any pending legal issues before you even think about booking. Better safe than sorry.
Totally agree! Builders always find a way to squeeze more money. Mera bhi yahi experience raha hai, registration ke time pata nahi kya-kya add kar dete hain. It's so frustrating!
Exactly! They show one price but jab final calculation aata hai, it's always higher. What about the 'super built-up' area scam? Is that related to stamp duty too?
