Possession was in March for my 3BHK in Sector 6, and things nobody told me about stamp duty really added up. Found out it's not just a flat percentage; they compare circle rates with actual sale value. Did anyone manage to optimize this during their registration in Ghaziabad? My ₹90L flat ended up costing more just for registration. Hope this helps someone budget better.

U7 is right. In Ghaziabad, circle rates are periodically revised and often don't reflect the actual market situation, especially in newer sectors or projects where builders might offer discounts. This disparity creates a problem. For older areas like Achchheja, the rates might be more stable, but for new developments, it's a gamble.
Dekho, circle rate is the minimum value at which a property can be registered in a specific area, decided by the government. Agar aapki actual sale value circle rate se kam hai, they calculate stamp duty on the circle rate. Agar sale value zyada hai, then on sale value. Basically, sarkaar apna revenue maximise karti hai. Mera bhi Ahinsa Khand II mein yahi hua tha, builder ne bola tha 5% lagega, but because circle rate was higher for that area, it ended up being 6.5% effectively on my actual sale price.

Exactly! I thought my 6% stamp duty on sale value was it. But jab pata chala ki 'market value' ya circle rate which ever is higher apply hota hai, tab toh hosh ud gaye. Mera bhi ₹85L ka flat, extra ₹1.5L lag gaye.
