Been renting for ages, State Bank Colony mein flat dekh raha hoon. 3BHK ke prices ₹1.8 Cr tak hain. Kya ye sahi hain? Investment potential, resale value kaisi hai? Advice chahiye.

Haan, carpet area pe hi depend karta hai. Make sure you're not paying for super built-up area as carpet area.
RERA status check karna bahut zaroori hai. Majority projects are registered, but kuch old ones ya smaller builders skip it. Average rate for a decent 3BHK is ₹10,000-₹12,000 per sqft in State Bank Colony, so 1.8 Cr for 1500-1800 sqft sounds about right.
I actually bought a 2BHK there two years back, and I'm quite happy. My property value has appreciated by about 10-12% already. The society is well-maintained, and amenities are decent. Exactly! Possession delay is a huge issue. Mera friend ne ek project mein invest kiya tha Aram Bagh ke paas, 2 saal late mila. Uska rent aur EMI dono chal raha tha. So, always check for RERA approval and read all clauses in the agreement very carefully.
Builder ka track record toh definitely check karna chahiye. Bahut builders ne Alaknanda mein bhi logo ko fasaya hai.
Alaknanda se compare mat karo, bhai. State Bank Colony ki location advantage bahut hai. Main toh Anand Vihar mein rehta tha, wahan se travel kaafi mushkil hota tha. Yahan se office commute easy hai.

Totally agree. I'm also looking there. Budget thoda stretch ho raha hai for 1.8 Cr, but State Bank Colony feels safer than some new areas like Ansal Villas jahan abhi infrastructure ban hi raha hai. But yeah, darr toh lagta hai.
