Stellar Icon: Real resale liquidity?

Not proud of this, but I'm second-guessing my initial analysis on Stellar Icon Apartments. My budget is around ₹1.2 Cr for a 2BHK there, purely for investment. I'm looking at a 5-7 year hold period, targeting 8-10% CAGR. My main concern is the resale market liquidity. Kya Stellar Icon mein secondary market truly active hai? I've seen projects with high investor ratios become ghost societies, affecting exit. Is this a risk here, ya end-users bhi hain kaafi? Also, pre-launch se ab tak kitna appreciation dikha hai? Is there enough upside left for a new investor now? What's your honest take on its long-term ROI potential?
