Sterling Ascentia ka children's play area toh bas naam ka hai. Brochure mein itna bada dikhaya tha, but reality mein it's tiny aur equipment bhi rusted hain. Kids khelte hue darte hain. Matlab, just moved in last month aur already yeh haal hai. Water supply ka bhi issue hai, tanker dependency bahut zyada hai, society bolti hai manage kar lenge, but it's a daily struggle. Maintenance charges pura le rahe hain but service zero. Anyone else facing similar issues yahan? Kya karein?

₹2.1 Cr – ₹2.6 Cr for a flat
Bhai, this is exactly what happened with our project in Aavalahalli. Builder ne RERA mein sab kuch register karaya tha, PRM/KA/RERA/1251/446/PR/171026/000563 jaisa detailed sab tha. But amenities, especially kids' play area and swimming pool, were nowhere near what was promised. Water supply ka bhi yahi haal hai, we are constantly dependent on tankers, which adds to the monthly cost. It's a huge burden after paying so much for the flat itself. Did anyone check the total units? 168 units ke liye water management is a serious task.
RERA helps, but it's not a magic wand. They mainly ensure project completion on time and adherence to approved plans. Amenities ka quality aur maintenance ka issue sometimes difficult ho jata hai prove karna unless it's a major deviation from approved layout. You can complain, but the process is lengthy. Plus, the builder often claims 'development charges' for water tankers, which is frustrating. 168 units ke liye, water supply ka issue is a big deal, and builders often under-estimate this. My friend faced this in Akshayanagar.
Interesting point about RERA. So even if the RERA number is there, it doesn't guarantee everything? I thought RERA protects buyers from these kinds of discrepancies. Kya RERA mein complain nahi kar sakte iske liye?
Oh no! This is so disheartening to hear. Main bhi recently explore kar raha tha Sterling Ascentia. Brochures toh sab developers ke bade acche lagte hain. But agar reality mein itna farak hai, toh mushkil hai. How much are the maintenance charges exactly? Aur yeh problem kab se hai?
Totally agree! Builders make all kinds of promises before possession. Phir sab bhool jaate hain. Yeh toh common ho gaya hai.
Same pinch! I visited their site last year, and the sales rep was all praises for the amenities. But I had a gut feeling something was off. Maintenance charges are usually high in these new projects, especially if they claim premium facilities. Rs 5-6 per sq ft toh minimum hota hi hai. Builder ka track record bhi check karna chahiye tha.
Yaar, I was considering Sterling Ascentia only because of the amenities. But your post is making me rethink. Yeh toh bahut serious issues hain, especially water. Bengaluru mein water ka problem already itna badh gaya hai.
