Finding real value in Noida right now feels impossible unless you know specific pockets. I'm always looking for that sweet spot where a price correction might be happening, ya know? With Jewar Airport coming up, market pura hyped hai. But are there specific sectors still undervalued? I’ve been tracking Sector 18 and some RG Group projects, but prices seem non-negotiable. Kya kahin aur real deals mil sakte hain? Not distress sales, but genuine value where you can get a 10-15% discount. Is secondary market the only way to score a good deal? Or are there areas, maybe farther out near Yamuna Expressway, still offering good ROI potential before they shoot up? Not sure if that 5-10% p.a. growth is fully priced in everywhere yet.

Guys, be careful with 'undervalued' properties near Yamuna Expressway. While the Jewar potential is real, the actual connectivity and social infrastructure will take years to develop. I've seen many projects promising great returns, but the ground reality is different. Plus, builder delays are rampant. Has anyone actually gotten possession on time for projects launched in the last 3-4 years in those far-flung areas? Would love to hear real experiences.

Jo baat hai, U6, you hit the nail on the head! My cousin invested in a project near Ajayabpur 3 years ago, builder was supposed to deliver last year. Abhi tak kuch nahi hua, sirf extensions mil rahe hain. We're thinking of moving to the secondary market now, even if it means a slightly higher price for ready-to-move.
I actually managed to get a decent deal in Alistonia Estate two years back, but that was pre-Jewar boom. Now, when I check current prices, I feel lucky. Is anyone seeing any movement or potential in areas like Alpha-II Commercial Belt? I heard some commercial plots are still reasonably priced, but for residential, it's a different ballgame. Alistonia Estate was a good catch! Alpha-II residential mein abhi bhi bohot kam options hain jo budget mein fit ho. Sab overvalued lagta hai.
U3, Alpha-II commercial is okay, but residential there is also catching up. My friend bought a 3BHK in a society near Alpha I Greater Noida last year, now the prices are up by almost 20%. The issue is, even if you find something 'reasonably' priced, the amenities are often lacking or the builder's reputation is shaky. Check RERA project status carefully.
