Are spot discounts even a thing for a 3BHK in Greater Noida these days? I'm eyeing something around ₹1.5 Cr near Yamuna Expressway, maybe Panchsheel Green. Builders, even Unnati Fortune Group, seem rigid. From my experience, there's usually some wiggle room, but the current 5-10% annual price rise seems to have changed things. Should I trust brokers to get a better deal, or go direct? Are there any specific zones where you've seen actual price corrections or underpriced assets for investors?
