Struggling to understand Gurugram's rental boom

Okay, I'll be honest — Gurugram ka rental market samajh nahi aa raha. I currently own a 2BHK in New Gurugram, thinking of upgrading to a 3BHK. Rents have shot up like crazy, especially near Dwarka Exp. Is this 30-40% jump justified? Yaar, will it stabilize? I'm wondering if holding onto my 2BHK for rental income makes sense, ya fir EMI on a new 3BHK will just eat it all up. Kya rental yield abhi bhi good hai for landlords? Brokers bhi full commission le rahe hain. Koi experience hai renting out in Sector 95A? Hope this helps someone.
