₹1.6 Cr for Bestech Park View Ananda – I’m really confused. My wife and I need a 3BHK for our growing family. Is it genuinely good for daily living, ya sirf paper pe? Kids ke school admission ka time aa raha hai, toh neighborhood safety aur nearby schools kaise hain? Also, carpet area efficiency kaisi hai? For a 3BHK, does it actually feel spacious for a family?

Bhai, 1.6 Cr is a lot for Ananda. Bestech ka track record Gurgaon mein thoda shaky raha hai. Especially with the current market conditions in Gurugram, I feel like you could find better value. Have you checked other options around?

I agree with your concerns. While Ananda is a completed project with 720 units, which means a vibrant community, the ₹1.6 Cr price point for a 3BHK is pushing it, especially if the carpet area is tight. It's in the ₹1.5 Cr – ₹2.0 Cr range, but for a first-time buyer, every sqft matters. Schools are accessible, but traffic around Sector 81 and towards Badshahpur can be a pain during peak hours. Best to visit during school drop-off/pick-up times and check out the local market.
Carpet area is definitely on the lower side for a 3BHK. Feels a bit cramped for a family of four.
U1, schools ke liye DPS, Amity sab paas mein hain. Safety wise, sector 81 is developing well. Nearby villages like Baharampur Naya have seen a lot of development too, which brings more people around. But always double-check the exact school bus routes for your kids.
