Floor rise premiums in Rajkot feel like pure profit for builders. I'm eyeing a 3BHK in Nana Mava, 7th floor, and the PLC is hefty. Is that extra cost truly worth it for view/light, or just a game? What's your take?

It's a tough call, honestly. On one hand, builders definitely use PLC as a profit booster. On the other, there are genuine advantages to higher floors like less noise, better air quality, and light. My suggestion would be to try negotiating the PLC. Sometimes, if the project isn't selling as fast, builders might be willing to slightly reduce it, especially if you show serious interest. Don't take the first quote as final.
I think higher floors are worth it, especially in a city like Rajkot where dust and noise can be an issue on lower levels. Plus, the privacy and unobstructed view, especially if you're overlooking a garden or a good locality, is priceless. My brother bought a 9th-floor apartment in a new project and the natural light is fantastic. It literally changes the whole vibe of the house. For long-term living, I'd say go for it if you can stretch your budget a bit.
View aur light theek hai, but Rajkot ke market mein itna premium dena is not practical. Resale value mein utna difference nahi milta jitna PLC mein dete hain.
Totally agree. We bought a 2nd-floor apartment years ago thinking we saved money, but now I regret it. The noise from the street is constant, and our balcony view is just other buildings. If I could go back, I'd definitely pay the extra for a higher floor. It's not just a game; it's about quality of life. Think long-term, not just initial cost.
Sahi baat hai! Light aur ventilation kaafi farak padta hai. Lower floors mein machchar bhi zyada hote hain.
Sach mein, itna premium dekar kya milta hai? Bas thodi hawa aur roshni? I am also eyeing a property in Nana Mava, but the PLC is making me reconsider. Kya koi alternatives hain jahan better value for money mile, ya lower floors hi option hain?
Alternatives ke liye, aap Krishna Kunj side bhi dekh sakte ho. Thoda older constructions milenge, but space aur pricing better ho sakti hai. Nana Mava mein abhi rates kaafi upar chale gaye hain, especially for new projects.
Bhai, lower floors are definitely an option if budget is tight. Ground or 1st floor mein PLC nahi hota ya bohot kam hota hai.
Absolutely agree with you! I was looking at a project near Kalawad Road last year and faced the exact same dilemma. They were charging almost 2 lakh extra for just a 5th floor unit compared to a 2nd floor one. The view was slightly better, haan, but 2 lakh for that? It felt like a total rip-off. Ended up compromising on the floor to stay within budget, still sometimes wonder if I made the right choice.
Yaar, ye floor rise premium toh pura loot hai. Nana Mava mein 7th floor ke liye itna extra maang rahe hain, samajh nahi aa raha worth it hai bhi ya nahi. Builder bas profit bana rahe hain.
