Struggling with 'premium' amenity reality

Builder promises for amenities are often just marketing fluff, honestly. I'm upgrading from my 2BHK, eyeing 3BHKs, even Ajnara Homes. But I'm worried about promised vs delivered amenities. Is the clubhouse actually used, or green areas just concrete? Anyone face construction issues or high maintenance for unused facilities there?

Totally agree! I'm also looking at Ajnara Homes and the pictures look amazing, but jab ground reality dekho toh darr lagta hai. Especially the swimming pool, is it actually well-maintained or just a green pond after a few years? This is a big concern for first-time buyers like us.
