Struggling with Vertex Wellington investment numbers from abroad
Since late last year I've evaluated Vertex Wellington from Dubai, but frankly the numbers don't add up for an investor. At ₹1.13 Cr to ₹1.19 Cr, what realistic rental yield can we actually expect? I can't do a site inspection myself, so I rely on community data. Everyone assumes massive capital appreciation, but nobody talks about resale liquidity. When it's time to exit in five years, will end-users actually pay a premium, or is this trapped capital? Disagree? Tell me why.

At the end of the day, 1.1 Cr to 1.2 Cr is huge money for a salaried person, whether sitting in Dubai or India. Ek baar trap ho gaye toh exit impossible ho jata hai. What did you finally decide though, did you book it or keep searching in other pockets like Agrahara Layout?
I am also waiting to see what the original poster does. Dil keh raha hai le lo before prices go up further, but dimaag bol raha hai wait for December 2025 possession to see actual construction quality first.

The road access and water tanker dependency were serious headaches, so please ask someone local to physically inspect the water source before sending token money. Mera budget bhi 1.1 Cr max tha par tension itni hai ki token dene ki himmat nahi ho rahi.
Rental yield realistically won't cross 3% or 3.5% in this segment. On 1.15 Cr investment, getting even 32k-35k monthly rent will be a task after deducting property tax and society charges. Capital appreciation par hi pura daav lagana padega, and that too is not guaranteed.

True, but some people like low density because crowd kam hota hai. Still, for rental yield, nobody will pay high rent just because it has 32 flats. In fact, tenants want big clubhouses and swimming pools which tiny projects rarely manage properly.
Sahi sawal pucha aapne. 32 flats means the maintenance per month will be ridiculously high because fewer people share the common costs. When you try to exit after 5 years, middle-class end users usually run away seeing 8k or 10k monthly maintenance for a basic society. Mai toh 70-80 lakhs ka budget leke chala tha, yahan aake panic attack aa raha hai.

Maine Karnataka RERA site pe check kiya tha yaar, number PRM/KA/RERA/1251/310/PR/270723/006096 hai. Status ongoing dikha raha hai aur possession date 2025-12-01 di hui hai. But honestly, as a nervous buyer myself, paper pe sab theek lagta hai par ground reality kaun jaane.
