Stuck between 2BHK and 3BHK in Noida - help!

Need some advice. I'm looking at Stellar Group in Sector 29. My kids are growing up and we need at least a 3BHK. But 2BHKs are much cheaper! Is the rental yield on a 2BHK actually better, even though it's smaller? Wife's priority is a safe neighbourhood for the children. Should I stretch my budget for the extra space, or is a 2BHK a smarter investment right now? Honestly not sure what to do. Kya kisi ko pata hai?
