Stuck between airport hype and metro reality in Greater Noida

Has anyone seen real price jumps near Jewar already? I'm looking at a 2BHK around Sector 77, budget ₹85L, and my parents keep saying the airport will make everything too expensive soon. Thinking about Godrej or ATS projects there. But also wondering about the Aqua Line extensions. Will that push prices up more in other areas like Noida Extension? Honestly, I'm not sure which infra project will give better ROI for a first home. Is it worth stretching for something closer to the airport now?
