After 3 site visits and talking to 5 builders, I'm still trying to figure out Pune's negotiation game. I'm looking at a 2BHK in Gokhalenagar, maybe Shree Associates ka project. Builder bol raha hai ki prices fixed hain, but I've always seen some wiggle room. From my experience, pre-launch pricing feels like a trap sometimes, the actual discount isn't much. For a 75L-80L flat, kitna real negotiation expect kar sakte hain? Or is secondary market better for actual price cuts? What's your take on this, especially for investor properties?
