Been tracking the Gurgaon market for years, and it's getting tougher to pinpoint true value plays. I'm eyeing a 3BHK around ₹2.5 Cr. Godrej Properties in Sector 25 has new units, but spot discounts seem limited. Alternatively, I'm looking at a resale on Golf Course Extension Road for ₹2.8 Cr, where negotiation might be more flexible. From my experience, secondary market deals often offer better negotiation room and a clearer total cost. Where are you guys seeing genuine price correction or better spot discounts these days for high ROI? Is the new launch premium worth it, or should I stick to resale for better value?

Yaar, resale mein negotiation ka scope zyada hota hai, especially if the owner is in a hurry. New launch premium toh bas builder ka marketing gimmick lagta hai, aur Gurgaon market mein ab wo crazy appreciation nahi hai jo pehle thi. Isliye resale better value de sakti hai.
Haan bhai, exactly! My friend bought a new launch in Sector 77, and the maintenance charges are insane. Plus, the promised club facilities are still under construction. Resale mein at least you see what you get,
