Stuck between plot and flat in Noida Extension for my first buy

Visited a few sites in Noida Extension this past weekend. Honestly, I'm a bit torn between buying a flat or investing in a plot. My budget is around ₹80L-₹1.2Cr for a 2BHK, but plots seem to offer more long-term appreciation, especially with Jewar Airport coming up. What's everyone's take on plot vs flat in Noida Extension right now? Should I be looking at plots near the upcoming Aqua Line extension, or are flats a safer bet for a first-time buyer? Not sure if the rental yield on flats is worth it compared to a plot's potential.
