Gurugram projects — trying to understand the real picture. Are promised amenities like clubhouses actually usable, or just for show? My parents keep saying to check for construction quality after a year. Do people really face seepage or cracks soon after possession? What's your experience with builders, especially around Sector 78?

It's a common problem in Gurugram, not just Sector 78. Builders often cut corners to save costs, and we buyers pay the price. My uncle bought a place near Baliawas, and he faced similar issues with plumbing just a year after moving in. Current market conditions mein ₹2.3 Cr – ₹3.8 Cr for just 4 units in Ahuja Builders 5 sounds very steep. Is it even worth considering with so many new projects coming up in Gurugram?

Yaar, price toh high hai but sometimes fewer units mean better exclusivity and maintenance, if the builder is good. But with Ahuja Builders, I'd say do your due diligence. The key is to check their RERA compliance history and talk to people who got possession from them 2-3 years ago. Don't rush into it, especially with such a high ticket size.

Sahi baat hai. Always check for proper waterproofing during construction, if possible, ya phir independent inspection karwao. Aur builder ke previous projects ke residents se baat karna bahut zaroori hai. Don't just rely on sales pitch.
Absolutely! Jaise aapne bataya, I bought a flat in Baharampur Naya 3 years ago and within a year, kitchen sink ke paas leakage start ho gayi. Builder ne toh haath khade kar diye, bola maintenance team dekhegi but kuch nahi hua. Ab repair mein itna kharcha ho raha hai. It's a nightmare for first-time buyers.

U2, Ahuja Builders 5 ka suna hai ki 4 units hi hain aur price ₹2.3 Cr se ₹3.8 Cr tak ja raha hai, but quality issues hain. Ek friend ne bataya ki seepage ki problem aayi thi after 1.5 years, especially in the basement parking near Airport Road side. For that price, this is unacceptable.
