Stuck between two Bangalore projects for my first home, need opinions

Finally taking the plunge after years of renting, but stuck between Keya Life By The Lake and Prestige City for my first home in Bangalore. Rent dete dete pak gaya hoon, yaar. Keya Life is ready-to-move, toh possession ka tension nahi, but price tag bohot high hai, around 4 Cr. Prestige City ka budget theek hai, but it's under-construction. Builder trust factor mein Prestige ka naam bada hai, Keya ke baare mein zyada reviews nahi mile. Parking allocation bhi ek concern hai. Keya mein toh covered mil jaayega, but Prestige mein kya scene hai? Aur rental potential kiska better hoga? Keya ka high EMI, toh rent bhi utna milega kya? Prestige is more affordable, so maybe more tenants? Any thoughts on which one makes more sense for an end-user, considering long-term appreciation? Not sure which way to go.
