Stuck between upcoming and completed in Greater Noida
ACE Terra's premium for an upcoming project feels a bit speculative, honestly. I'm in real estate myself, but buying for my family is completely different. Looking at Greater Noida, I'm stuck between ACE Terra and Pearls Gateway Towers. For ACE Terra, the price per sqft advertised vs. actual final cost, with all the hidden charges and PLC, kitna difference ho jata hai? Not sure if that much risk is worth it for an under-construction. Pearls Gateway Towers is ready, so at least what you see is what you get. But its price range is way higher. Is the floor plan quality and carpet area efficiency *that* much better to justify the jump? For a 5-year appreciation, which one makes more sense? Kya kisi ne dono projects visit kiya hai? Your honest opinions on investment potential and actual value, not brochure talk, would be super helpful.

Kisi ne experience kiya hai kya, kitna extra lag jaata hai final cost mein after all the initial promises? Bohut tension ho rahi hai as a first-time buyer.
