Stuck on Aashiyana Apartment for investment, need insights
My funds are ready for a Delhi investment, but I'm really struggling to get ground truth on Aashiyana Apartment. I'm based in Dubai so site visits aren't possible. For the ₹25-50L range, kya iska capital appreciation potential sahi hai? Matlab, 5 saal mein kitna badh sakta hai? Aur rental yield kitna expect kar sakte hain? Kya easy re-sale ho jaayega agar future mein exit karna pada? Builder ka delivery track record bhi bata do koi, please.

Bhai, for rental yield, budget properties usually give better percentages than luxury ones, but only if they are ready-to-move and in a demand-driven locality. Given the 'null' status and previous comments about builder delays, I doubt you'll get good rental income anytime soon. Resale will be a nightmare if possession is delayed. Seek out properties with clear RERA status and ideally, already nearing completion.
I was looking at Aashiyana a while back, but dropped the idea. The area around it wasn't developing as fast as I expected, and connectivity was an issue. Plus, the builder's reputation for delays is quite well known in the market. For investment, you need something with clear growth potential, not just a low entry price. Delhi market is slow right now for properties under 50L, unless it's super prime. Better to wait or look at resale flats in established areas like Alaknanda.
₹26L se ₹50L is a decent range for a first-time buyer in Delhi. If it's in a good location, maybe the appreciation potential is there? But yeah, without a site visit, it's risky.
₹25-50L mein Delhi mein investment, that's a tough bracket for something with good appreciation. Aashiyana Apartment ka toh naam bhi pehli baar sun raha hoon. Have you checked their RERA status properly? Most of these budget projects have hidden issues, especially with completion dates.
RERA status is crucial, especially for someone buying remotely like our friend here. Without it, you're flying blind. And if the project status is 'null', that's a huge warning sign. Re-sale value will be zero if it's not RERA registered or stuck.
Sahi baat hai, U2. Iss price range mein good appreciation milna mushkil hai unless it's an upcoming area. Aashiyana ka price point toh attractive lagta hai, but 'status: null' makes me super nervous. Capital appreciation depends heavily on timely completion.

Bhai, Aashiyana Apartment ka naam sunte hi darr lagta hai. Builder ka track record is very shaky. Price range toh theek hai ₹26L se ₹50L, but delivery mein bahut problem hai. Mere ek dost ne book kiya tha Anand Vihar mein, 2 saal late mila tha project.
