Visited a Prestige project near BTM Layout today. Prices for a 2BHK were around ₹1.4 Cr, but the super area vs carpet area difference felt huge. Not sure if that premium is justified for the actual usable space. Thinking if secondary market deals give more carpet area for the money. What's your take on negotiating usable space in resale versus new projects? Is the super area game worth it?

Dekho, RERA ke rules ke hisaab se ab builder ko carpet area mention karna mandatory hai. But still, they play around with loading factor. 25-30% loading is common for new projects, but 40-50% is just daylight robbery. Agar BTM jaisi prime location mein itna loading de rahe hain, toh samajh lo kitna profit margin hai unka. Aavalahalli mein bhi mere cousin ne ek project dekha tha, builder ne 40% loading dikhaya, which was ridiculous. Always ask for the RERA carpet area certificate before even considering.

Exactly! Mera toh experience bahut kharab raha. Ek project mein book kiya tha 3 saal pehle, bola tha 25% loading. Possession ke time pata chala ki actual carpet area aur bhi kam hai, because unhone balcony ko bhi carpet area mein count kar liya tha. Matlab, jo space usable hi nahi hai, uske liye bhi pura paisa de rahe the. Had to fight a lot and finally got a small refund, but the mental stress was huge. Resale mein toh yeh sab drama nahi hota na?
Sahi keh rahe ho. RERA toh hai, but enforcement kitna hota hai? Builders still manage to find loopholes. Aur yeh loading factor, it's like a hidden tax. We end up paying for common areas we barely use. Builder ki reputation bhi dekhni padti hai, sirf RERA pe depend nahi kar sakte.
Meri ek friend ne recently Namma Metro ke paas ek naya project liya tha. They promised possession in 2 years, ab 4 saal ho gaye hain, abhi tak complete nahi hua. Upar se, carpet area ka calculation bhi bahut confusing tha. Resale mein at least aapko ready-to-move milta hai, aur negotiation ka scope bhi zyada hota hai. Kya resale mein maintenance charges bahut high hote hain as compared to new projects?
Bhai, Prestige toh vaise bhi premium brand hai, but 1.4 Cr for a 2BHK near BTM with huge super area difference? That's a red flag for sure. Mera bhi similar experience hua tha Whitefield mein, builder ne bola 1200 sqft, but carpet area hardly 750 sqft nikla. Usable space ke liye itna paisa dena, it just doesn't feel right. Secondary market mein at least jo dikhta hai, woh milta hai.

Absolutely! Ye super area ka game builders ne banaya hai bas profits inflate karne ke liye. Hum first-time buyers ko toh bas carpet area se matlab hai, jisme hum reh sakte hain. Akshayanagar mein ek project dekh raha tha, same story. 30-35% difference between super and carpet area, which is insane! Builders should be more transparent, RERA bhi kya kar raha hai ispe?
