Budget's set, loan pre-approved, but honestly, I'm now stuck on construction quality. I work in real estate, so I know the marketing spin. Looking at projects like Equinox Sunrise for investment, but how does real-world construction quality impact resale value and long-term maintenance? Builders promise the world, but what about cracks or seepage after a year? Do all those fancy amenities actually attract good tenants or just inflate maintenance charges? Is it ever value for money? Equinox ke ek project Adigara Kallahalli mein dekha tha, finishing was okay-ish, but the common areas felt a bit cheap. Maintenance charges were indeed very high, almost ₹6000-7000 for a 2BHK. For an investment property in the ₹60-80L range, such high maintenance can eat into your rental yield significantly.

Exactly what U6 said. My friend booked a flat in Akshayanagar with a RERA registered builder, possession date was supposed to be last year. Now it's pushed to 2024-04-01, just like Equinox Sunrise. RERA helps with delays to an extent, but for cracks and seepage after moving in, you're mostly on your own after the warranty period. Builder ko chase karte reh jaoge.
