Finally taking the plunge after years of EMI vs rent math, but feeling so stuck. Geeta Colony mein ek flat dekha tha, builder ne bola Metro Phase IV se price jump hoga, but ab toh completion date aage badh gayi hai. Itna wait karna sahi hai? UER-II ka bhi same haal hai kya? Kya lagta hai, yeh delays se investment ka ROI affect hoga?

It's a tough spot, for sure. As first-time buyers, we often get swayed by future promises. My advice would be to look at properties where the infra is ALREADY developed or is in a very advanced stage of completion, even if it means paying a slight premium. Delhi market mein abhi bhi kaafi uncertainty hai due to various factors, including these infra delays. Geeta Colony mein agar builder Metro Phase IV ke naam par price badha raha hai, toh make sure you have it in writing with clear penalty clauses for delays, otherwise, it's just a verbal promise. Don't put all your eggs in one basket based solely on future infra projects.
This is a serious concern. If these projects are delayed, the whole premise of buying in a particular area changes. What about RERA? RERA mein iska koi solution nahi hai kya? UER-II ka toh abhi tak land acquisition hi poora nahi hua hai, suna hai. Toh completion ki baat karna toh bekar hai.
RERA hai toh, par real-time mein implementation bahut slow hai. End-user ko hi suffer karna padta hai.
RERA kaafi had tak help karta hai, but usme bhi loopholes hain. Agar builder delay ke liye 'genuine reasons' de de, jaise construction material ki shortage ya approvals mein delay (which is common), toh RERA bhi zyada kuch nahi kar paata. Aapko case file karna padega, which is a long process.
Bhai, mera personal experience hai ki in infrastructure promises pe poora bharosa mat karo. Maine bhi 3 saal pehle Alaknanda mein ek flat book kiya tha, yeh sochkar ki nearby metro extension se value badhegi. Woh metro line abhi tak under construction hai, aur mera possession bhi 6 mahine late hua. Builders ki marketing strategy hoti hai ye sab. Kya builders ko penalty nahi lagti aise delays par?
Oh my god, same here! Mera ek dost Anand Vihar mein invest karke phasa hua hai. Builder ne 2 saal ka delay kar diya hai, aur bolte hain force majeure. Ab batao, hamara paisa block ho gaya, EMI chal rahi hai aur rent bhi de rahe hain. Yeh toh double maar hai.
Jaise aapne bataya, penalty toh lagti hai, but it's usually a small amount per month, which doesn't really compensate for the interest we pay on home loans or the rent we keep paying. Plus, woh penalty bhi lene ke liye kitne chakkar lagane padte hain, woh alag headache.

Yaar, exactly my thoughts! Meri bhi same dilemma hai. Dwarka Expressway ka bhi yahi haal hai, dates pe dates mil rahi hain. Lagta hai builders bas promises pe chal rahe hain. Geeta Colony mein jo aapne dekha, kya price quote kiya tha unhone? Mujhe lagta hai infrastructure delays se toh ROI pakka affect hoga.
