My lease ends in 3 months and I'm eyeing Essel Gardens for my own place. I work in real estate, but buying for myself feels different, you know? Prices there seem high, like 1.3 Cr for a 2BHK. Is that justified given the traffic situation around Marathahalli? What's the ground reality for resale in a few years? Is it easy to offload, or do properties sit for ages? Any negotiation tips beyond the usual carpet area games? Off the record, what's the real discount one can push for? Wondering if I'm missing something.

Bhai, 1.3 Cr for a 2BHK in Essel Gardens is definitely high. I'm also a first-time buyer and looking in that general area, and the prices are just insane. Especially with the Marathahalli traffic, it feels like you're paying a premium for nothing but headaches. My budget is similar and I'm struggling to find anything decent.
