Stuck on hidden costs for my 3BHK upgrade
Hidden charges in Greater Noida are a total scam, no one tells you the full picture upfront. I'm currently in a 2BHK in Sector 137, thinking of upgrading to a 3BHK or maybe a villa near Sector 168. My budget is around ₹1.5 Cr, already have a home loan, so I'm trying to maximise deal value. Builders always talk about just the base price, but the 'all-in' cost is insane. I'm talking property price, stamp duty, registration, PLC, parking... but then what about all those 'additional' charges that crop up just before possession? Like IFMS, club membership, power backup installation – Aspire Buildwell in Sector 168 quoted me something ridiculous for these. Honestly, it feels like they just spring these on you. Is there actually any room to negotiate on these? Or even on the base price? I've heard builders don't budge much here. What's your experience?

1.5 Cr for a 3BHK near Sector 168 sounds high for just the base price. What's the carpet area they are quoting? That makes a huge difference in value
Totally relatable! Aspire Buildwell in Sector 168 is notorious for this. Base price pe thoda bahut bargain kar bhi lo, but ye IFMS, club membership, power backup – in sab mein hi 2-3 lakh extra lag jaate hain. Feel your pain!
