Stuck on hidden costs, need honest advice
Spent Sunday checking out 3BHK options in Sector 82. I work in real estate, but buying for myself is totally different, yaar. Builder quoted ₹82L with a ₹4L spot discount, but PLC aur possession charges silently push it to ₹90L. Meanwhile, a resale flat in Sector 85 is ₹85L all-in. Off the record, resale pe kitna price knock off ho sakta hai yahan? What would you pick if you were in my shoes?

Toh finally kya decide kiya aapne? Did you make an offer on that Sector 85 resale or still negotiating with the Sector 82 builder? Main bhi same boat mein hoon aur dimag kaam nahi kar raha.
I visited Sector 35 last weekend too, and honestly prices everywhere in Neharpar stretch feel slightly inflated compared to ground reality. The hidden cost trap is real. Builder will never tell you about the 18% GST on under-construction until you sit for booking. Then electricity meter charges alag, legal drafting charges alag, water connection charges alag. It easily creeps up by 10 to 12% over BSP, exactly like your 90L calculation. If Sector 85 flat is less than 5 years old, just inspect the seepage, ask neighbors about water supply timing, and close it.
Sector 85 resale seems way better than paying 90L to a builder. At least koi shock nahi milega registry ke time.
Honestly I am so scared of under-construction projects right now. One cousin got stuck in Sector 35 for years because builder ran out of funds. Resale flat mein you get what you see, par paperwork check karne mein jaan nikal jaati hai. Can we really negotiate hard on resale flats in Faridabad currently?
Bhai hesitate mat karo, it is your hard-earned money! Just show genuine intent, say loan pre-approved hai aur token ready hai, unka price drop ho jayega.

Yes, on resale you can easily push for 4 to 6 lakhs knock-off if you have ready funds or approved home loan in hand. Sellers quote high knowing buyers will negotiate. If they are asking 85L, flat offer them 79L on the table and settle around 80L or 81L.

Usually Sector 82 mein around 1550 to 1650 sqft milta hai iss range mein. But bro, resale in Sector 85 is looking much safer right now, at least final number pata toh hai. Faridabad market mein waise bhi ready units ki demand zyada badh rahi hai because nobody wants possession delay tension.
Sach mein, this is my biggest fear too yaar. Base selling price dekh ke hum khush ho jaate hain, phir baad mein GST, IFMS, club charges aur parking laga ke budget ki dhajjiyan ud jaati hain. What is the actual super built-up area they are giving for this price?
