Since March, my wife and I have been flat hunting in Mohali for a 3BHK. Kids school admission ka time aa raha hai, so we need something safe and near good schools, perhaps around Sector 53. Hercules Ventures LLP ka ek project pasand aaya hai, quoted price ₹2.2 Cr. My budget is ₹2 Cr max. Builder bol rahe hain 'no negotiation policy', but kya Mohali mein spot discount milta hai? How much realistically can one push for? 5-7% off the quoted price possible hai kya? And all-in cost ka kya scene hai? Base price ke upar stamp duty, registration, PLC, parking sab mila ke kitna aur add ho jaata hai? Don't want last-minute surprises. Any hidden charges to watch out for at possession? Please guide.

Bhai, same situation here! Mohali mein rates sach mein upar ja rahe hain. 2.2 Cr for a 3BHK is quite a bit, even for Sector 53. Negotiation toh banti hai yaar.
Sahi kaha, U1. Mohali mein demand badhi hai but builders bhi rates bahut inflate kar rahe hain. 5-7% is definitely achievable if you push hard, especially if it's not a super premium project. Try to find out if they have any unsold inventory or
