Stuck on negotiation strategy for Sector 90 property
Since last quarter I've been tracking a few properties in Sector 90, especially Elite Homes. Prices for a 3BHK are around ₹2.2 Cr. Builder se negotiation kitna possible hai Gurugram mein, particularly for such projects? I've seen builders being firm, but for an investor, every percent matters. Should I push for a significant discount, maybe 5-7%, or is that unrealistic now? Also, secondary market deals mein negotiation scope zyada hota hai kya compared to new launches? What does the community think?

Bhai, 5-7% discount? Elite Homes jaise project mein toh mushkil hai. Builders abhi bilkul firm hain, especially for good locations. Maine bhi try kiya tha last month, 2% se zyada toh sunte hi nahi hain.
U1 sahi keh rahe ho. Elite Homes ka effective price ₹2.2 Cr dikha rahe hain, but jab aap all-inclusive dekhte ho, toh it's easily ₹2.35-2.4 Cr with PLC
