Stuck on Omaxe Celestia Royal upgrade amenities

Budget finalised, loan pre-approved — now I'm stuck on my upgrade. Currently in a 2BHK, already have a home loan, but eyeing a 3BHK at Omaxe Celestia Royal. Is the premium for their clubhouse and sports facilities justified? Are they used daily or just ghost facilities? Need honest opinions.
