Okay I'll be honest — I completely underestimated this process. I just bought near Wave City Center, but I'm wondering if pre-launch was truly the best deal. Many say resale, especially for places like AWHO, offers more negotiation room. Did anyone get a better price in secondary market vs. early bird? Was that 5-10% discount real?

Yaar, same pinch! Maine bhi Greater Noida West mein liya tha, pre-launch ke chakkar mein laga tha best deal hai. Ab lagta hai secondary market mein better options mil rahe hain. Wave City Center ke paas toh competition bhi bahut hai, Builders toh bas marketing karte hain discounts ka. Kya pata sahi mein kitna save hua, ya bas bewakoof banaya gaya?
U7, yes, it's possible but rare for 15%. I got around 8% off on an AWHO flat in Alpha II from a genuine seller who was relocating. Builder was quoting 6200/sqft, I got it for 5700/sqft. It took a lot of searching and a bit of luck to find that deal, but it was worth it. Had to pay broker commission though, which ate into some savings.
Exactly! And the hidden charges later make up for any 'discount'. Mera ek friend Alistonia Estate mein phasa hai, pre-launch mein liya tha, ab regret kar raha hai. Did anyone actually manage to get a significant discount in resale, like 10-15%?
Haan bhai, same experience. Discount toh bas naam ka hota hai, baaki sab hidden charges mein nikal jaata hai.
